66 Year old retired lady defrauded of her entire life-savings

Sean O’Neal (aka Sean Sipos, Andrew O’Neal, Andrew Sipos) defrauded an elderly woman of her entire life’s savings of $375,000. You can hear him leave her a threatening message where he calls her a “f**king c*nt” and lets her know he is not letting his mother (whose account was where she sent the money to) get her mail or calls, and then makes fun of the fact that she has to find a job cleaning toilets in her 60’s.

On March 27th 2015, after not getting an answer from Sean for months and months, Susan posts a negative review on IPM’s Facebook. Richard Houghton of Investment Properties Mexico calls Susan puzzled because Investment Properties Mexico has never done any business with her so he cannot understand why she posted the negative review? Susan explains the whole story in a 1.5 hour phone call.

After the long phone call Susan sent to Richard all emails and messages that she had with Sean O'Neal and we put together a time-line with all the facts and proofs of her transfering the money into his soon's account, the conversations telling her not to tell anyone on IPM about their deal, etc.

Summary

  • April 23rd 2013 Susan sends a cashiers check for $140,000 USD made out to Dylan O’Neal to Sean to be deposited in Dylan’s account in California. $20,000 was to purchase land and $120,000 to invest at 12%. This transaction was never discussed with IPM, nor recorded with IPM and the funds were never transferred to IPM.
  • August 1st 2013 Susan wired $145,000 USD to Dylan O’Neal’s account in California to purchase a 1 bedroom condo in a development called Belmar Unit B1 on the lagoon in Puerto Aventuras, owned by Paty and Wade. An offer for this sale was never presented to the condo owners and they did not sell the unit to Susan. Funds were never transferred to IPM.
  • August 2nd 2013, Sean emails Susan “I am not going through the office per se because i am applying the commission to the sales price. it is sort of top secret…haha…”
  • August 2nd 2013, Sean tells Susan she did wrong by sending email to IPM about the condo she bought with Sean: “Hi Susan, Nice speaking with you... Here is a message you wrote... It can cause huge problems...If anyone contacts you will you please say that you DID NOT buy a condo and it was the land that you bought for Matt…Thanks…"
  • February 27th 2014 Susan sends Sean a check for $76,000 USD made out to Dylan O’Neal, Susan also gives him $10,000 USD in cash as well as $4,000 USD in cash for a total of $90,000 USD. Susan had decided that she did not like the 1 bedroom Belmar condo, so Sean fictitiously “sells” her Paty and Wade’s other condo in Chac Hal Al, however Paty and Wade again know nothing of this transaction, never were presented an offer for the sale and never sold the condo to Susan. These funds were supposedly for the difference in price of the 2 condos, but again, funds were never transferred to IPM.
  • February 27th 2014 Sean gives Susan,
    • A fraudulent receipt on IPM letterhead that she has purchased and is owner of Chac Hal Lal H-101. Susan is the sole owner, a balance of $14,000 is still owed so as to avoid closing costs which are 10%. The Property is 100% owed by Susan and agreement of her and Sean is addressed separately. All rental income is Susan’s and Sean is not entitles to any financial gain.
    • A fraudulent receipt on IPM letterhead that Susan is owed $6,000 USD by Sean for interest accrued at 12% since August 2013.
  • July 17th 2014 10:43 am Debbie the property manager at the Chac Hal Al condo tells Susan “I’m really surprised with your email, the condo is not listed because the real owners of the condo showed up, and explain that the transaction didn’t happened.”
  • July 19th 2014 Sean tells Susan “We are still in control of the money so you really have 0 to worry about amiga.”
  • July 20th 2014 Sean tells Susan via email “Hi there. I thought you understood. NO, they do not have your money [Paty and Wade]. They were never clear on their end where they wanted the money sent too. They do not have a dime of your money. It is with IPM here in Mexico.” But none of the funds had ever been transferred to IPM.
  • August 6th 2014 11:57 am Sean texts to Susan “Please don’t say anything to Richard. You did good. The reason being is we were running this NOT through our company per se so as to avoid commissions.”
  • September 13th 2014 Sean emails Susan “You will not lose a penny with me involved AND move here with us. Plenty of room and we love and adore you!!!”
  • October 2nd 2014 Sean emails Susan “The entire 360k is earning you 12% until you decide to pull it. Hope that gives you some comfort until we can speak.”

Could you tell me if he's unable to answer or what is going on? Thanks for your help!” The message was given to Sean.
  • January 19th 2014 Susan visits Puerto Aventuras and decides she does not like the one bedroom so Sean fictitiously “sells” her Paty and Wade’s other condo, a 2 bedroom unit in Chac Hal Lal H101.
  • February 27th 2014 Susan sends Sean a check for $76,000 USD made out to Dylan O’Neal, Susan also gives him $10,000 USD in cash as well as $4,000 USD in cash for a total of $90,000 USD. These funds were supposedly for the different in price between the 2 condos, however Paty and Wade again know nothing of this transaction, never were presented an offer for the sale and never sold the condo to Susan. This was a kinky deal to begin with tax issues that they wanted to avoid. Please let me handle everything. We are fine. Please e-mail Nils and tell him we have spoken and everything is fine. Short and sweet. I really want to protect Wade and Paty. You are already safe. Ok?”

Will get the specifics tomorrow. The locks were changed evidently with them protecting me/us from Debbie. I never told them we were putting it in a rental pool with her. More later. All is well. We are still in control of the money so you really have 0 to worry about amiga.

Regarding me letting you buy the place I can just say this turn of events has had a significant effect on me as a person. I cannot understand how anything could have turned out the way it did. It has shaken to the core my belief and trust in my fellow man. I should have known better, they always told me they were “on the run” but just never really explained why. I thought deep down it was just “big talk” with their Armenian Mafia friends etc. I danced with the devil I guess. Maybe I was the one who was greedy to make sure you got a great deal. I was never going to take a commission to keep the price as low as possible. Try not to let this affect you. In the long run you will be the one smelling like a rose.”

Which I sort of feel that way anyway, because it will be a year in July that the lie came to surface. You had told me in the beginning you had my money still———sooooo???? I have another question that has been bugging me, what did you mean when you said you had defrauded me, and my sons?? You told me that you would make things right because you felt I was like family. Sean I have no idea where my money is, because of all the different things you've told me over the past 10 months, but I do believe you do. So, I will be looking for the contracts signed by you, and the lien on Friday.
